A developer in White Flint no longer wants to build a 19-story and nine-building office building on its Nicholson Lane property.
Rockville-based ProMark Real Estate Services will ask the Montgomery County Planning Board for a sketch plan amendment on Oct. 3. The new North Bethesda Gateway plan would eliminate about 150,000 square feet of office space east of Huff Court.
In its place would go two six-story, 85-foot tall residential buildings with ground-floor retail.
ProMark presented the changes in January to various White Flint groups. The move is another sign of the D.C. region’s weak office real estate market.
Bethesda-based developer Saul Centers plans to build a 200-foot tall office building across Rockville Pike near Nicholson Avenue. There is 1.1 million square feet of office space planned for Pike & Rose at Mid-Pike Plaza and a 22-story office, hotel and retail building planned for White Flint Mall’s redevelopment at Executive Boulevard extended. Developer LCOR completed a new, 14-story office building for the Nuclear Regulatory Commission last year.
The plan for the North Bethesda Gateway project west of Huff Court will remain the same — a 13-story hotel, 20-story office building, 12-story residential building and another 17-story office building up against Executive Boulevard extended.
The new plan maintains a retail plaza area. The site today is home to medical office and laboratory space, some retail and the Fitzgerald car dealership.
