The developer of a small apartment site at the intersection of Battery Lane and Woodmont Avenue wants less parking for its 47-unit, 90-foot high project.
Reston, Va.-based Duball LLC will go before the Montgomery County Planning Board on July 11 with an amended Site Plan for the Woodmont View, which calls for 83 parking spaces, down from the 101 it promised in its previous approval.
The developer says it no longer thinks commercial parking spaces for a planned first-floor restaurant space will be necessary since that restaurant will use valet parking. The developer also cites the nearby public parking garage across the street on Woodmont Avenue.
The apartment itself will occupy a skinny slice of land on the west side of Woodmont Avenue, north of Battery Lane, where a small four-story office building with a first-floor dry cleaner stands today. The property has about 60 feet of frontage on Battery Lane, where a new apartment building is planned for Aldon’s 4857 Battery Lane apartments next door.
Across the street, excavation work continues on 8300 Wisconsin Avenue, where developer StonebridgeCarras is building a 359-unit apartment building and Harris Teeter grocery store. That development will include about 580 underground spaces, 120 of which will be reserved for Harris Teeter customers.
Parking minimums for residential developments in areas with Metro access have presented an interesting debate for county policymakers, who will be examining the Planning Board’s proposed Zoning Code Rewrite throughout the summer. The Board proposed cutting some of those minimums in an effort to promote more walkable, transit-oriented places.
Duball also developed the Lionsgate condos (7710 Woodmont Ave.) near Old Georgetown Road and is building a 263-unit apartment tower and 140-room hotel near Rockville Town Center.
