Hilton to put new hotel brand at Pike & Rose

Hilton will debut its new “lifestyle hotel brand” at Pike & Rose in White Flint/North Bethesda.

The 177-room hotel will be one of the first two buildings constructed as part of the second phase of the project, which Rockville-based developer Federal Realty is building on the former site of the Mid-Pike Plaza Shopping Center.

The hotel, called Canopy, is set to open in 2016. It will be one of 11 Hilton Worldwide builds to launch the brand. Other locations include Portland’s Pearl District, San Diego’s Gaslamp Quarter, Miami’s Brickell neighborhood and a yet-to-be announced site in London.

Known for its shopping centers and mixed-use developments, Federal Realty was seeking a partner in the hotel industry to help build and operate the hotel planned for Pike & Rose.

Federal Realty President and CEO Don Wood said Hilton’s new lifestyle brand fit well with the company’s hope for Pike & Rose.

“We share Hilton’s vision of meeting the evolving consumer demand for socially interconnected places that are authentic and culturally engaging,” Wood said, according to a prepared news release. “Our mixed-use projects such as Santana Row, Bethesda Row, Assembly Row and soon Pike & Rose create new downtown districts within their respective communities where people desire to live, work, dine, shop or stay overnight.”

The hotel will feature a ground floor with changing daytime and nighttime dining options “in lieu of a standard lobby.” That could mean a morning cafe, lunchtime bistro and evening bar.

“For our business and leisure travelers, a sense of place matters. Federal has a proven track record of delivering vibrant, urban mixed- use neighborhoods that our hotel guests value, where they will be just steps away from chef-driven restaurants, new and engaging music venues, health clubs, theaters and other attractive amenities,” said Hilton Worldwide President and CEO Chris Nassetta in a prepared release.

When finished, Pike & Rose will include 450,000 square feet of retail, 1.1 million square feet of office space, 1,500 residential units and the hotel. The first phase of the project is nearing completion. It includes the already opened PerSei apartment building and the office and retail building that will be home to the AMP music venue operated by Strathmore, iPic luxury movie theater, Sport&Health club and a number of restaurants.

One of those restaurants, Del Frisco’s Grille, opened last month on the corner of Old Georgetown Road and Grand Park Avenue, the new thru-street that will eventually cross Old Georgetown Road to a realigned Executive Boulevard.
