Parking, restaurants top demands of office property managers

Parking and access to public transportation trump all other office building amenities sought by property managers in Washington, according to a survey by Jones Lang LaSalle.

Day care is the least requested amenity, edging out dry-cleaning services for the title of most expendable perk.

Jones Lang LaSalle surveyed its property managers who run 82 office buildings in the Washington region and found an in-house cafe or restaurant ranks next, after parking and public transportation access. An on-site fitness center ranks as the third most-sought-after building perk.

The survey also asked property managers for the most common reason tenants moved out a decade ago and today. The answer was the same: Rental rates.

What has changed is the reason, Jones Lang LaSalle said. Today, many tenants are actually looking for less space, while 10 to 15 years ago, the majority were looking for more space.
